The honest answer is that nobody can tell you what your roof costs from a web page — and you should be wary of any roofing company that tries. The national cost calculators will give you a number, but the range they quote is wide enough to cover almost anything, because it has to average a small simple ranch against a large cut-up two-storey with three layers to tear off. Neither of those is your house.
What actually determines the figure is measurable, and it takes about an hour to measure properly. This guide explains every one of those factors in plain language, so that when you do get quotes you can read them like somebody who knows what they are looking at. What Actually Drives the Cost
Roof size, measured in squares. Roofing is priced by the square, which is 100 square feet of roof surface. A 2,000-square-foot roof is 20 squares. Note that this is roof area, not the floor area of your house — a steep roof over a 1,800-square-foot home covers considerably more surface than a shallow one, and that difference alone can move a quote substantially.
Pitch and complexity. A steep roof needs staging, fall protection, and slower work, and it uses more material for the same footprint. Complexity often costs more than steepness: every valley, dormer, chimney, skylight, and change of plane is hand-detailed work rather than laying courses across open field. Two homes of identical square footage can differ sharply on this alone.
Tear-off and layers. Removing the old roof is its own line item, and two existing layers means roughly twice the removal and disposal of one. If a quote seems unusually low, check whether it assumes a layover instead of a tear-off.
Decking condition. This is the variable nobody can price in advance, and any contractor who claims otherwise is guessing. Until the old material is off, the sheathing underneath is unknown. Soft or rotted decking has to be replaced, and it is discovered rather than predicted. A trustworthy estimate states a per-sheet price for decking replacement up front, so a surprise does not turn into a negotiation on the day.
Material. The single largest lever, covered below.
The details. Ventilation, flashing, valley metal, drip edge, pipe boots, and ice-and-water membrane are where roofs actually fail. They are a small fraction of the total and the most common place a cheap bid quietly saves money. When two quotes differ sharply, this is usually why.
Material Choice, Least to Most Expensive
Rather than quote figures we cannot stand behind for your specific roof, here is the honest ordering and what each option suits. Your inspection produces the actual number.
3-tab asphalt shingles — the entry level. Flat-looking, lightest, shortest expected service life, and the most vulnerable to wind uplift along the edges. Suits a rental, a short hold, or a budget that genuinely will not stretch further.
Architectural asphalt shingles — a modest step up, and the default in this market. Heavier mat, dimensional appearance, better wind ratings, longer material warranties. This is what we install most often, and for most owner-occupied homes where the plan is to stay, it is the sensible choice.
Standing seam metal — a significant step up. Concealed fasteners, so there are no exposed screws and gaskets to fail on a schedule, and a service life measured in decades rather than years. Costs meaningfully more up front and is generally the better value if you intend to keep the house a long time.
Premium composite — the top of the range. DaVinci composite imitates slate or cedar shake convincingly at a fraction of the weight and none of the maintenance. Suits higher-value homes where the roof carries real weight in how the house presents and what it resells for.
One thing worth planning alongside a replacement: if the gutters are original to an aging roof they are often near the end of their life too, and doing gutter installation while the crew and staging are already on site costs less than bringing everyone back a year later.
The Kansas City Factor: Hail and Insurance
Kansas City sits in hail alley, and that changes this question more than any material choice does. A large share of the roofs replaced across the metro each year are storm-damage insurance claims rather than out-of-pocket projects. When damage is covered under your policy, your out-of-pocket cost may be limited to your deductible rather than the full replacement figure — which is why what one homeowner pays can look nothing like what their neighbour pays for the same roof.
To be explicit about how that works: homeowners pay their deductible. That is your responsibility under your policy, and any contractor offering to waive it, absorb it, discount it, or “help with” it is proposing something illegal in Kansas and Missouri alike. Walk away from that conversation — it puts you at risk, not them.

A failed pipe boot, a length of rusted valley metal, flashing pulling away at a chimney, a section of shingles lifted by wind — those are repairs, and a sound repair on a roof with life left in it is good money spent.
Replacement earns its keep when the failures stop being contained: granule loss across whole planes, shingles brittle enough to crack when a technician lifts them, leaks appearing in unrelated places, or decking gone soft underneath.
